1. Our Mission
Verify To Rent is a rental platform specialized in the South of France. We connect serious landlords with serious tenants. Our mission is to create a safe, transparent, and fair environment for both parties.
We are not the biggest platform. We are the safest.
We verify houses β not tenants. That's the difference.
2. The Problem We Solve
Online rental fraud has become highly professional. Scammers no longer use obvious fake listings. They rent real apartments for one month, take professional photos, and pretend to be the owner. They collect deposits from 10, 20, or 30 victims. Then they disappear. The victims arrive to find an empty apartment or a confused real owner.
This is not amateur fraud. This is organized crime.
Verify To Rent was built to stop this. Together.
3. We Verify Houses β Not Tenants
Other platforms ask tenants to upload ID, take selfies, and jump through hoops before they can even contact someone. We don't. We believe trust should be built on transparency, not bureaucracy.
Instead, we verify the property and the owner. We check if the address exists, if the photos match reality, and if the person offering it is genuine. You don't need to send us your ID. You just need to find a home you trust.
3.1 We Are Local. We Watch. We Visit.
Verify To Rent is based on the CΓ΄te d'Azur. Our team knows the streets, the buildings, the neighborhoods. When something feels wrong, we visit the address. We park. We watch. We confirm.
No algorithm can do this. Only local humans with eyes on the ground. If something feels off, we don't guess. We go and see.
3.2 We Expect You to Report Red Flags
We can't see every conversation. That's why we count on you. If something feels off β let us know.
On every listing image, you'll find a red flag button (a shield with a magnifying glass). Tap it three times, and we'll receive a report.
We're local. We know the streets, the buildings, the neighborhoods. If something seems suspicious, we check it out β quietly and without fuss.
Red flags to look out for:
- Asks for money (deposit, rent, or "reservation fee") before a contract is signed
- Refuses a video call
- Tries to move the conversation off-platform before you've seen the property
- Pressures you to pay quickly or "act now"
- Property photos look fake or stolen
- Claims to be out of the country and wants money sent via Western Union or cryptocurrency
Reporting is not snitching. It is protecting your community.
3.3 Direct Contact β No Barriers
We don't block contact. You can call, email, or visit the agency website directly from the listing. No barriers. Just a direct connection to the person who can help you.
When you find a listing you like, click "More details". You'll see three ways to connect:
- Visit the agency website
- Call directly
- Send an email
No platform mediation. No verification wall. Just a connection.
4. French Rental Contracts Overview
We inform you about the law, but we do not enforce it. Landlords and tenants are free to choose their own terms.
4.1 Bail Classique (Standard Lease)
Legal basis: Loi nΒ° 89-462 du 6 juillet 1989 β Articles 1 to 25
- Duration: Unfurnished: 3 years Β· Furnished: 1 year
- Security deposit: Unfurnished: max 1 month rent Β· Furnished: max 2 months rent
- Notice period (tenant): Unfurnished: 3 months (1 month in 'zone tendue') Β· Furnished: 1 month
- Renewal: Automatic silent renewal unless cancelled with proper notice

4.2 Bail MobilitΓ© (Short-Stay Lease)
Legal basis: Article 25-10 of Law No. 89-462 (introduced by Loi ELAN 2018)
- Duration: 1 to 10 months β renewable? No
- Security deposit: Not allowed by law
- Who can use it? Students, interns, professionals on temporary assignment, exchange students
- Requirements: Furnished only

Important: This contract cannot be renewed, but you can switch to a Bail Classique if both parties agree. That is a new contract, not an extension.

5. Listings β Pricing, Features & Visibility
Verify To Rent offers three listing packages. All new listings appear in both the Featured carousel and the Regular listings immediately upon upload.

- Private & Commercial listings move out of the Featured carousel after 24 hours, but stay in the Regular listings until the property is rented.
- Exclusive listings stay in the Featured carousel until rented β maximum visibility, no time limit.
- Exclusive listings also carry a permanent "Exclusive" badge on the listing, visible until the property is rented.
- All listings display a "New" badge for the first 7 days.
- All new listings appear in both the Featured and Regular listings immediately upon upload.
Availability: We accept a maximum of 10 new listings per day. The counter resets every day at midnight (CET). You can see how many spots are left on the Add Listing page.
6. Wall of Ads β Sponsorships
The Wall of Ads is a site-wide advertising space. Your ad appears on every page of the platform β homepage, add listing, sponsorship, contact, disclaimer, and more.
Who can advertise?
Only local businesses from the CΓ΄te d'Azur region β from Mandelieu-la-Napoule to Menton (the Italian border), and up to 10 km inland (including Grasse, Vence, La TrinitΓ©, and surrounding villages).
We do not accept national or international advertisers. This keeps the platform relevant and supports the local economy.
Ad format:
We accept only video ads (no static images). Maximum duration: 10 seconds.
The required aspect ratio is 128:27 (equivalent to 1250 x 270 pixels). This fits the billboard-style format of the Wall of Ads.
You can create your ad using CapCut β a tutorial is available on the upload page.
Placement:
- Top Range (β¬100/month) β appears directly under the header on every page. This is the most visible spot.
- Mid Range (β¬75/month) β appears below the Featured carousel (on the homepage) or above the forms (on other pages). Same exposure, slightly lower position.

How it works:
- Go to the Upload page
- Watch the CapCut tutorial on how to create your 10βsecond video ad
- Upload your 128:27 (1250x270) video ad
- Preview it β check if it fits and looks good
- Choose your package (Top or Mid, Monthly or Yearly)
- Pay once for the period you choose
- Your ad goes live on the Wall of Ads
Fair rotation:
Ads are shown in random order on every page load, every refresh, and every visit. This means:
- No single sponsor gets permanent priority
- Every sponsor gets equal visibility over time
- Visitors see a fresh, dynamic set of ads every time they browse
Renewal:
In the last week of your period, you'll receive an automated reminder email with three options:
- Extend β keep your current ad for another period
- Exchange β replace it with a new advertisement
- Stop β your ad will be removed at the end of the period
No contracts. No automatic charges. You are in control.
Availability:
We accept a maximum of 10 new sponsorships per day. The counter resets every day at midnight (CET). You can see how many spots are left on the Upload Your Ad page.

7. What We Do Not Do
Verify To Rent is a platform that connects serious landlords with serious tenants. We are not a real estate agency, and we do not:
- Sign rental contracts on behalf of users
- Handle rent payments or security deposits
- Take commissions or percentages of rental amounts
- Mediate disputes between landlords and tenants
- Interfere with communication β you contact each other directly via phone, email, or website
Our only role is to verify houses and owners, and to provide a safe, transparent space for tenants and landlords to connect.
8. Your Responsibility as a User
As a user of Verify To Rent, you agree to:
- Provide truthful and accurate information when listing a property or contacting an owner
- Use the platform respectfully and honestly
- Not use the platform for illegal activities, scams, or misleading listings
- Report suspicious behavior β you can do this easily by tapping the red flag button (shield with magnifying glass) on any listing
We reserve the right to remove any user who violates these terms.
9. Privacy and Data Protection
We take your privacy seriously.
We do not sell or share your personal data with third parties without your consent.
If you contact a landlord or broker directly through the platform, your data is shared only with them for the purpose of your rental inquiry.

10. Limitations of Liability
Verify To Rent is provided 'as is' and 'as available.' We do not guarantee that the platform will be error-free or uninterrupted.
We are not liable for any damages, losses, or inconveniences resulting from the use of our platform, including but not limited to:
- Failed verifications
- Disputes between users
- Fraudulent behavior that evades our verification process (despite our best efforts)
No system is 100% foolproof. Users are always encouraged to use common sense and caution.
11. Changes to This Disclaimer
We may update this disclaimer from time to time. Changes will be posted on this page. Continued use of the platform after changes indicates acceptance of the new terms.
12. Governing Law
This disclaimer is governed by the laws of the Netherlands. Any disputes arising from the use of Verify To Rent shall be subject to the exclusive jurisdiction of the Dutch courts.
