1. Our Mission
Verify To Rent is a rental platform specialized in the South of France. We connect serious landlords and serious tenants. Our mission is to create a safe, transparent, and fair environment for both parties.
We are not the biggest platform. We are the safest.
2. The Problem We Solve
Online rental fraud has become highly professional. Scammers no longer use obvious fake listings. They rent real apartments for one month, take professional photos, and pretend to be the owner. They collect deposits from 10, 20, or 30 victims. Then they disappear. The victims arrive to find an empty apartment or a confused real owner.
This is not amateur fraud. This is organized crime.
Verify To Rent was built to stop this. Together. As a community.
3. How We Stop Professional Fraud – Together
No single platform can stop fraud alone. No algorithm can catch every fake. That is why we do it together.
3.1 We Verify Every User (No Exceptions)
For tenants:
- Valid ID (passport or driver's license)
- Short video selfie with a unique code (to match face to ID)
- Active social media account (minimum 3 months old)
For landlords (in addition to the above):
- Utility bill (electricity, gas, water, or internet) that is at least 3 months old
This 3-month utility bill requirement is our firewall. A scammer can rent an apartment for one month. They cannot produce a utility bill in their name that is 3 months old.
Real landlords have nothing to hide. Fake landlords cannot compete.
3.2 We Are Local. We Watch. We Visit.
Verify To Rent is based on the Côte d'Azur. Our team knows the streets, the buildings, the neighborhoods. When something feels wrong, we visit the address. We park. We watch. We confirm.
No algorithm can do this. Only local humans with eyes on the ground.
3.3 We Expect You to Report Red Flags
We cannot see every conversation. That is why we need you.
If you see something suspicious – on either side – report it. Click the "Report a Red Flag" button on any conversation or listing. Your report goes directly to our team. You can report anonymously.
Red flags involving landlords:
- Asks for money (deposit, rent, or "reservation fee") before a contract is signed
- Refuses a video call
- Tries to move the conversation off-platform before verification is complete
- Pressures you to pay quickly or "act now"
- Property photos look fake or stolen
- Claims to be out of the country and wants money sent via Western Union or cryptocurrency
Red flags involving tenants:
- Uses fake or altered ID documents
- Refuses a video call
- Tries to move the conversation off-platform before verification is complete
- Acts as a "mule" for someone else (they are not the real tenant)
- Pays with a stolen credit card or fraudulent payment method
- Rents the apartment and then illegally sublets it to others
Reporting is not snitching. It is protecting your community.
3.4 We Require a Video Call Before Contact Sharing
Before you exchange phone numbers or email addresses, you must complete a video call through our platform. This confirms identity. This builds trust. This stops scammers who hide behind fake profiles.
Every chat conversation includes a "Schedule Video Call" button. Once the video call is completed, you may choose to share contact information. Verify To Rent is not responsible for any communication or agreements made outside the platform.
⚖️ 4. French Rental Law – What You Should Know
Verify To Rent follows the French rental law (Loi n° 89-462 du 6 juillet 1989, updated by Loi ALUR 2014 and Loi ELAN 2018). We do not enforce rules – we inform. It is up to landlords and tenants to decide how they shape their contract.
4.1 Bail Classique (Standard Lease)
Legal basis: Loi n° 89-462 du 6 juillet 1989 – Articles 1 to 25
Unfurnished: 3 years
Furnished: 1 year
Unfurnished: max 1 month rent
Furnished: max 2 months rent
Unfurnished: 3 months (1 month in "zone tendue")
Furnished: 1 month
Automatic silent renewal unless cancelled with proper notice

4.2 Bail Mobilité (Short‑Stay Lease)
Legal basis: Article 25-10 of Law No. 89-462 (introduced by Loi ELAN 2018)

Some landlords still ask for one – you decide what works for you.
Students, interns, professionals on temporary assignment, exchange students
Furnished only. No unfurnished contracts under Bail Mobilité.

Important: This contract cannot be renewed, but you can switch to a Bail Classique if both parties agree. That is a new contract, not an extension.

5. How Verify To Rent Makes Money (Transparent & Fair)
Verify To Rent is free to use for everyone. Verified landlords can list their properties at no cost. Tenants search for free.
We generate revenue through optional services and advertisements. You never have to pay. But if you do, you get extra value.
5.1 Optional Paid Services for Landlords
No long-term contracts. Cancel anytime.
5.2 Advertisement Income
We sell ad space to local businesses that serve landlords and tenants. This includes moving companies, cleaning services, insurance companies, furniture rental, internet providers, and local shops.
Advertisements are clearly marked and non-intrusive. They help us keep the platform free for users.
6. What We Do Not Do
- We do not sign rental contracts on behalf of users
- We do not handle rent payments or deposits
- We do not take commissions or percentages of rental amounts
- We are not a real estate agency
Our only role is to verify users and provide a safe space for them to connect.
7. No Guarantee of Rental Success
Verification reduces the risk of fraud, but it does not guarantee that a landlord will find a tenant or that a tenant will find a home. Verify To Rent is not responsible for:
- Failed rental agreements
- Disputes between landlords and tenants
- Damage to property or non-payment of rent
- Any issues arising after users leave the platform
We encourage all users to sign a proper rental contract (Bail Mobilité or Bail Classique) and to conduct their own due diligence before committing to any agreement.
8. Your Responsibility as a User
As a user of Verify To Rent, you agree to:
- Provide truthful and accurate information during verification
- Use the platform respectfully and honestly
- Not use the platform for illegal activities, scams, or misleading listings
- Report suspicious behavior to our team immediately
We reserve the right to remove any user who violates these terms.
9. Privacy and Data Protection
We take your privacy seriously. Documents uploaded for verification are used only for that purpose. They are stored securely and deleted after verification is complete, unless we are required to keep them for legal reasons.
We do not sell or share your personal data with third parties without your consent. For more details, see our full Privacy Policy (available on request).
10. Limitations of Liability
Verify To Rent is provided "as is" and "as available." We do not guarantee that the platform will be error-free or uninterrupted.
We are not liable for any damages, losses, or inconveniences resulting from the use of our platform, including but not limited to:
- Failed verifications
- Disputes between users
- Fraudulent behavior that evades our verification process (despite our best efforts)
No system is 100% foolproof. Users are always encouraged to use common sense and caution.
11. Changes to This Disclaimer
We may update this disclaimer from time to time. Changes will be posted on this page. Continued use of the platform after changes indicates acceptance of the new terms.
12. Governing Law
This disclaimer is governed by the laws of France. Any disputes arising from the use of Verify To Rent shall be subject to the exclusive jurisdiction of the French courts.
